Understanding FEMA Flood Zones

FEMA classifies areas into flood zones based on the likelihood and severity of flooding:

High-Risk Zones (Special Flood Hazard Areas)

  • Zone A — 1% annual chance of flooding (100-year floodplain). No base flood elevation determined.
  • Zone AE — Same as Zone A, but with base flood elevations determined by detailed study.
  • Zone AH — Shallow flooding (1-3 feet) with a 1% annual chance. Typically ponding areas.
  • Zone AO — Sheet flow flooding on sloped terrain with a 1% annual chance.
  • Zone V / VE — Coastal flood zones with wave action hazard. The most dangerous flood zones.

Moderate to Low Risk Zones

  • Zone X (shaded) — 0.2% annual chance of flooding (500-year floodplain). Moderate risk.
  • Zone X (unshaded) — Outside the 500-year floodplain. Minimal flood risk.
  • Zone D — Undetermined risk. No flood hazard analysis has been conducted.

About the Flood Data

This tool queries the FEMA National Flood Hazard Layer (NFHL), the official digital flood hazard database for the United States. The NFHL contains flood zone boundaries from Flood Insurance Rate Maps (FIRMs) and is the same data used by mortgage lenders, insurance companies, and local governments.

FEMA updates flood maps on a rolling basis as new studies are completed. Some areas may not yet be mapped, which will show as "No Data" in this tool. This does not mean there is no flood risk — it means FEMA has not yet studied the area.

What do FEMA flood zone letters mean?
